Community asset protected as gym building sold to long term tenants

The building that’s been home to a local community gym for more than 15 years is being sold to the gym owners to help preserve its current use. 

The council Executive approved the sale of the freehold of the Maximus Gym site at Burrell Road, Frimley to the current tenants at their latest meeting on 18 November 2025. 

Maximus Gym has been an integral part of the Frimley community for many years, offering inclusive gym membership at affordable rates. The gym has also raised more than £300,000 in community fundraising over that time, including providing Christmas hampers for local families in need. 

As part of a council review of property, the Maximus Gym site was identified for potential sale and following discussions with the tenant, terms were agreed. 

The purchase of the gym site by its owners will help protect its current use and allow the new owner to seek increased funding from external parties because of the change in ownership status and extended length of occupation.  

This, in turn, can allow for greater investment into the building and preserve its long-term value and community use. 

The use of the building will be protected through restrictive covenants in the contract for it to remain as a leisure building for the provision of a gym.   

Surrey Heath Portfolio Holder for Property and Economic Development Cllr Kel Finan-Cooke said:  

“Maximus Gym has been a longstanding member of the local Frimley and Surrey Heath community for many years, making a positive contribution through their affordable, inclusive gym memberships and their amazing fundraising.  

“I am so pleased the council has been able to bring about this sale of Maximus’s building to the gym’s owners Shane Mosley and Ben Rickwood in a move which preserves the community asset for the long term. 

“The sale of the site will support our aim of optimising the council’s property assets, with the modest proceeds helping to reduce the council’s outstanding debt, and improve its financial position.”  

Owner of Maximus Gym Ben Rickwood said: “We’re delighted to have the opportunity to buy the freehold of the Maximus Gym site after many years of leasing it from the council.  

"The council has been really proactive and helpful throughout this process, and we’re grateful for their collaborative approach.  

“We’ve been involved in this gym for so long, owning the freehold now allows us to strengthen our presence in the community further and continue supporting those who rely on us to improve their physical and mental wellbeing."
